Building Operator
|
| The successful candidate will fill the full-time position of Building Operator at our 800 - 5th Avenue S.W. (Trimac House) location in Calgary , Alberta . The primary function of this job is to review and monitor all building functions, maintaining first class standards of building operations and services. Duties: Responsible for the efficient, effective and successful control of all equipment maintenance and repair, building structures and property in accordance with approved practices, procedures and financial limitations. Perform scheduled maintenance and building inspections (mechanical, electrical, etc.) Prepare and submit reports based on his/her operation as may be required. Work and follow up with service contractors to ensure contractual obligations are being met. Implement and supervise procedures for the operation, maintenance and repairs of the fire alarm and suppression system and monitor annual fire inspections as required. Obtain estimates and quotations and issue purchase orders for proposed work in the building subject to supervisor's approval. Involved with the implementation of WHMIS, Riskcheck, environmental, health and safety programs; electrical safety, lock out procedures, Log books and WHIMIS sheets kept up to date, etc. Ensure continued delivery of safety training. Ensure that all safety first and fire regulations are strictly followed. Perform chemical test on building water systems. Implement corporate and departmental directives. Perform regular visits to tenants with required follow-up to ensure highest level of satisfactory problem resolution and service delivery. Actively participate in energy management practices for lighting and HVAC and to seek and identify areas for improvement on an ongoing basis. Work within a rotation schedule, sharing on-call duties as part of the rotation schedule, while providing standby support to on-call maintenance staff as required and to attend any after-hours emergencies as may be required from time to time. Order supplies and services based on pre-authorized levels of approval. Provide day to day support as required in the general function and operations of the property, ensuring that cleanliness and housekeeping conditions are fully observed to only the highest standard. Work hands on and, when required, supervise pre-planned and scheduled inspections, adjustment and repairs to all equipment and property to ensure maximum operating efficiency at all times. Skills: Team player Willingness to complete required education for future promotion. Excellent written and oral communication skills A valid driver's license Cheerful and polite disposition. Pride in workmanship and ownership of property. Education: Post-secondary level or equivalent e.g. one year community college certificate Minimum two years experience. Mechanical/electrical aptitude and trouble-shooting skills 5th Class Building Operator certification a must.
