FACILITIES MAINTENANCE

The Technician works within various building trades to maintain, repair, and install building systems and/or equipment. He/she may receive assignments from Maintenance Supervisor, Maintenance Coordinator, or Facilities/Maintenance Manager.
ESSENTIAL DUTIES/RESPONSIBILITIES/FUNCTIONS:
Use various hand tools, as appropriate for the task, such as wrenches, screwdrivers, pliers, hammers, utility knives, snippers, saws, taping knives, paintbrushes, etc.
Perform preventive maintenance on production equipment using appropriate hand tools for changing v-belts, roller chain, sheaves, sprockets, casters, gear oil, and other equipment parts.
Use electrical meters and appropriate hand tools to troubleshoot all electrical things, to install electrical conduits, wiring, and components such as light fixtures or motor starters, to repair electrical circuits and components such as replacing lighting ballast or rebuilding motor starters.
Complete plumbing installations for water, steam, condensate, and compressed air lines using copper, plastic, or iron pipe with use of appropriate hand tools.
Repair plumbing lines or components such as steam traps, water fountains, or solenoids with the use of appropriate hand tools.
Troubleshoot HVAC systems using electrical meters, compound manifold and appropriate hand tools to check refrigeration circuit and air flow.
Repair HVAC units by replacing fan motors or refrigerant.
Perform preventive maintenance of HVAC systems such as the changing of filters or cleaning of coils.
Perform boiler maintenance using appropriate hand tools to open both fire and water sides for cleaning, replacement of consumables such as sight glass or gaskets, assaying of water samples, or adding salt to water softener and boiler repair including using appropriate hand tools to replace such things as bearing or seals on components such as feed-water pumps or chemical treatment pumps.
Perform compressed air system maintenance using appropriate hand tools for disassembly and reassembly to clean after-coolers, change oil, filters, or v-belts and compressed air system repair including adjustments to air intake manifolds, or replacing fan motors, etc.
Perform carpentry tasks using appropriate hand tools to frame walls, install and repair sheetrock and walls using appropriate hand tools for patching holes or replacing damaged ceiling tiles.
Fabricate machine parts and/or construction of process piping by operating such equipment as welders, lathe, mill, plasma cutter, or oxygen/acetylene rig.
Paint company-owned equipment and facility on an as needed basis.
Answering trouble calls in production using electrical meters and appropriate hand tools to check/remedy/replace such components as malfunctioning temperature controllers, or faulted inverters.
Maintain equipment records by filling out log books, work orders or repair forms upon completion of task and submitting completed documents to Maintenance Coordinator for review.
Operate a forklift to offload supplies/equipment, relocate equipment, etc.
Operate a scissor lift to change lamps in high bay fixtures, install electrical conduits in an overhead ceiling, etc.
Know and follow safety regulations and company safety policies.
Use company approved personal protective equipment (PPE) as required for various tasks.
Work cooperatively with co-workers and supervisors.
Maintain regular and punctual attendance at work.
All other duties as assigned.
MARGINAL JOB FUNCTIONS:
Maintain parts inventory.
Maintain shop storage areas.
Maintain clean and orderly working environment.
QUALIFICATIONS & SKILLS REQUIRED TO PERFORM JOB DUTIES:
Knowledge of maintenance and repair of electrical, plumbing and HVAC.
Carpentry skills.
English reading ability for reading and understanding schematics, manuals, building plans, building codes and safety regulations.
Effective communication skills with co-workers and supervisors.
Knowledge of building codes such as electrical, plumbing, and HVAC.
Attention to detail and precision.
Ability to operate a forklift/scissor lift.
Knowledge of safety regulations and procedures.
Willingness and ability to learn skills needed for operation of all facility equipment.
PHYSICAL REQUIREMENTS TO PERFORM JOB DUTIES:
Lift and carry 50 pounds.
Climb ladders up to 30?.
Safely fit into forklift.
Safely use controls to operate and drive forklift.
Ability to work under hot and sometimes dirty conditions.
Stand/walk for up to five hours at a time.
Visual acuity to inspect and repair equipment.
Good eye/hand coordination.
Bend, reach forward/overhead, squat, kneel, and twist.
Grasp, manipulate and use hand tools.
EDUCATION AND/OR EXPERIENCE REQUIRED TO PERFORM JOB DUTIES:
High school diploma or equivalent.
Three years work experience in at least one building trade (plumbing, electrical, HVAC, carpentry).
Two years trade school/college in at least one building trade may substitute for work experience.


Requirements:

NO FELONIES IN THE PAST THREE YEARS AND ABSOLUTLEY NOTHING OF VIOLENT NATURE, SEX CRIMES, OR ANYTHING TO DO WITH CHILDREN.
